Financing

This is one the single most important decisions you will have to make when purchasing real estate. The three most important parties in the transaction that will be working hand-in-hand will be your Realtor, your Lender, and You. They must all work well together and have open communication. If this doesn't happen you are likely to have many problems. Contact your Real Estate Professional first; ask them for a few lenders that have a proven track record and offer the most financing options. This way you know whomever they are referring you to is acceptable to them, and will most likely take the best care of you (lenders want to keep Realtors happy, and taking good care of the Realtors clients is the best way to keep a Realtor happy). By contacting a lender and saying you were referred by "blank” Realtor, the lender will know right away that this could be their chance to earn that Realtors business. You will be the main person who benefits from this; that's why it's in your best interest to contact your Realtor first.

Steps to obtaining financing:

  1. Contact your Realtor and ask for three lenders that have a proven track record, offer the most financing options, and the lowest fees.
  2. Follow-up with the lenders and discuss the programs they offer. Do not authorize them to run your credit report, until you've decided who you're going to work with (as this will lower your credit score).
  3. Once you've made your decision, they will require a loan application, and for you to gather all necessary documentation for them to start the qualification process (W-2, credit report, bank statements, employment information, etc.).
  4. As soon as the qualification process is complete, you will know exactly how much you can afford to spend (or how much you decide is comfortable). You will know your payment, interest rate; and you will receive a letter stating that you are pre-approved (this is the letter you will need when submitting offers to sellers).
  5. You now know exactly what you are willing to invest, and we can begin previewing properties that fit your requirements.
