Maximum exposure is the key when selling anything, especially real estate. There are many companies that provide real estate service, and every company and every agent is a little different. I've seen everything from as low as 4% to over 10%, flat fee companies, and fee-for-service companies. So what's the difference; and how do I choose? There are two particular phrases that come to mind: "you get what you pay for”, and "if it sound's too good to be true it probably is”. Most real estate companies have access to the same marketing tools, but fail to use them or use them improperly. Why? It usually comes down to expense; it can easily cost over $12,000 to market a $300,000 property if you choose to have maximum exposure. Obviously if you're not paying more than that in commission, you will not be getting that in advertising. Companies that offer discount commissions often cannot stay in business when the market slows down, they can only afford very basic marketing for a period of less than 30 days, and after that they're paying you to sell your home. How long will this go on before they're force out of business?

Why do top companies like McDonald's & Budweiser spend multi-millions on advertising? It's simple, they know that when more people see their product, the more the demand will increase, and more profit they will make. The same is true with real estate, if you have 6,000 people a month buying homes in Las Vegas, and 10,000 selling homes in Las Vegas, that means 4,000 Seller's won't be selling their homes that month. The reason why many sellers seem to have trouble selling their home quickly has a lot to do with poor marketing exposure, and poor structuring of the sale. Both of these items must work together in just the right way in order to achieve real maximum exposure.
