Unique Structuring Plan

I cannot stress the importance of structuring the sale of your home. You can advertise in exactly the same places as every other company, and obtain totally different results. How is this possible? The fact is, like everything in life, timing is the key factor. If you bought shares of Microsoft in the late 80's or Yahoo in the early 90's (or wish you did), you probably would agree with me on the importance of timing. Why is it that every year around Christmas, there is always that one toy that people will do anything to get for their child, but finding it is impossible? Then, the month after Christmas, the shelves are filled with that same toy, and no one seems to be in any rush to pick one up. This is far from an accident on the toy company's part; they know that by structuring the sale of that particular toy, they can create a frenzy. There are thousands of different toys, what makes that one toy stand out ever year? This example is no different from structuring your property for sale. By taking certain actions at certain times you can create a demand that was not present before, and thus increasing the value of your home. Most of us have been guilty of paying more for something because it was in high demand. Even simple things like gas for our vehicles; we often drive miles out of our way, passing multiple gas stations (sometimes running on fumes) to purchase gas from a particular company. Every example that I can possibly imagine all comes back to value (or perceived value). No person would purchase anything if they didn't receive more value than what they paid. You may gladly pay $100 a gallon for gas if you were stuck in the middle of the desert, and needed it.

You should now be in the proper frame of mind, and understand the importance of structuring your home for sale. I've given you a few simple examples of how timing and structuring can make all the difference in the world. By listing your home in the MLS, installing a sign, and putting a weekend ad in the local newspaper are all standard procedures at most companies, if not done at the proper time can be completely worthless for obtaining the most money for your home. Structuring your home for sale is both an art and a science. Without using both, you are deciding to accept less money than you truly deserve. The sad thing is, if you're selling your home without the proper structuring, even if the real estate company charged you nothing, it may still cost you thousands of dollars.

Now that we know the importance structuring has on increasing our cash at closing, we also need to show how it can avoid the loss of cash through potential lawsuits later. By structuring the home for sale we go into great detail of what things need to be done prior to showing the property. Certain items are better to address before they become problems, and no one involved in any transaction likes problems (unless maybe they're an attorney). I'm proud to admit that I have never been named in a real estate lawsuit of any kind, and neither have the clients I've represented. Not to say that it's not possible, but I take many measures to avoid potential lawsuits for myself and my clients whenever I can. We have all files sent through our strict auditing department, we make sure that you have the most recent disclosures available, and if problems do arise we have an in-house attorney on staff to help correct these problems before they go any further. The last thing you want to have happen is six months after closing (and the money is gone) you receive a letter from a law firm, claiming that you failed to disclose a certain defect. Of course, that defect could have been corrected or resolved before closing for less than a $1000, but now that an attorney is involved, you may be looking at $100,000. We do not want this to happen to you, and we'll do everything in our power to structure the sale of your home so that you will have the highest level of protection available. I hope you realize that it's not what you make, but what you keep, and we try to help you keep your money and avoid lawsuits in the process.
